Good photographs attract attention; an accurate description helps the right buyers take the next step. Your listing should give a clear picture of the home, its layout and its surroundings, with enough practical detail for someone to decide whether to arrange a viewing.
For a home in Bodrum or Milas, useful detail is more convincing than broad claims such as ‘perfect’ or ‘unmissable’. Build the listing around verified features, then use our enquiry and viewing guide to follow up the interest it generates.
Use your verified title and property information as the reference for ownership details, floor areas and garden, parking or storage rights. Resolve discrepancies before publishing the listing.
Work from one approved property information file
Bring together the floor areas, layout, bedrooms, bathrooms, heating, outdoor space, facilities and sale terms. Identify where each fact comes from, and resolve gaps before publishing it.
- Floor areas: relevant plans, documents or clearly defined measurements.
- Garden and parking: title records and documents supporting the usage rights.
- Layout: inspection of the home alongside the relevant plans.
- Shared facilities: current information from the development’s management.
- Furniture and handover: the seller’s confirmed arrangements.
- Distances: verified destinations and appropriate walking or driving routes.
Do not turn an estimate into a precise figure through repeated use. If a registered layout and the current use differ, have the position checked.
Use photographs to explain the whole property
Arrange images in a logical order: entrance, living spaces, kitchen, bedrooms, bathrooms and outdoors. In a home spread over several floors, make it clear which room is on which level.
Show where a view photograph was taken. A view from an upper terrace should not be presented as the outlook from the living room. A drone image or neighbouring vantage point should be clearly identifiable.
Improve image clarity without changing the property’s condition. Avoid extreme distortion, the removal of known defects or additions that do not exist. Label virtual staging or design proposals and show photographs of the home’s current state as well.

Write a headline with useful distinguishing features
Choose the location, property type and a small number of verified features. A sea-view villa with a private pool in Gümüşlük can be described that way if those features are accurate. A shared pool must not become a private pool in the headline or translation.
Use a natural English description such as ‘three-bedroom villa’ rather than relying only on ‘3+1’. Make sure the headline agrees with the photographs and portal filters.
Explain how the home is laid out
Open with the location, property type and main features. Then explain the entrance level, room arrangement, bathroom provision and access to balconies, terraces or gardens.
A buyer should be able to understand daily use. For a Gündoğan home described as suitable for year-round living, explain the existing heating and parking arrangements. If the home has provision for underfloor heating but no working system, make that distinction clear.
Mention practical constraints, such as internal stairs or changes in level, where they affect how the rooms connect.
Keep measurements and usage rights clear
Distinguish internal floor area, gross area, plot size, land share and garden use. Explain the basis of measurements where necessary, and do not add an unverified terrace, store or extension to the registered living area.
Check the relevant documents before describing a garden or parking space as privately owned. Also confirm whether shared pools, sports areas or other facilities are currently available. A temporarily closed facility should not appear as an operating amenity.
Make the location section genuinely useful
Describe the surrounding area and access rather than repeating the home’s kitchen, pool or room count. Choose three to five relevant destinations, such as the local centre, beach, marina, shops or airport, according to the property’s location.
Verify the route and identify the starting and end points. Walking distance is different from straight-line distance. Treat driving times as approximate and dependent on conditions, and explain steep access or steps where relevant.
For a home in Yalıkavak, give a checked distance or journey time to the marina rather than simply saying it is nearby. For Gündoğan, named daily amenities are more useful than ‘close to everything’.
Explain what is included and when handover is possible
State tenancy status, included furniture and the intended handover arrangements. If items in photographs will be removed, say so. ‘Ready to move into’ should agree with the actual occupation and handover position.
Detailed inclusions belong in the written sale terms, while the listing should give buyers a clear overview. Update the description if those arrangements change.
Check every channel before publication
Compare the website, portals, social posts and translated versions. The price, measurements, facilities and handover information should match. Keep one approved set of property details for updates and review recurring buyer questions for information that may need clarification.
