Look beyond the headline price. Assess each buyer’s funding, conditions and timetable to decide which offer fits your sale and moving plans.
The highest offer is not always the one that best fits your sale. Before deciding, compare how much you will receive, how the buyer intends to pay and whether the proposed dates work for your next move.

Ask for the complete offer
- Total proposed price.
- Funding source and anticipated payment dates.
- Any dependency on a mortgage or another sale.
- Preferred title transfer and handover dates.
- Furniture or other items requested.
- Repairs or costs the buyer expects you to cover.
- Checks or other conditions still to be completed.
‘We can buy immediately’ needs a specific timetable behind it. Ask what has already been arranged and what remains outstanding. Keep a written offer summary, while having the legal effect of any document checked separately.
Compare the money left after costs
A higher offer may include furniture, repairs or a different allocation of fees. Calculate those obligations before comparing the final benefit.

Also compare the proposal with the evidence supporting your asking price. A negotiation should use current information about genuinely similar properties.
Check what ‘cash buyer’ means
Here, a cash buyer means someone whose purchase does not depend on a mortgage. It does not mean payment in physical cash.
Ask when the funds will be available and how they will reach the agreed account or payment system. Money dependent on another sale or an outstanding transfer may still involve uncertainty.
Funding readiness and payment security are separate checks. An assurance that the money is ready is not confirmation that it has been received or securely held. Plan the verification with the bank as part of title transfer and payment.
Understand a mortgage-dependent proposal
Ask how far the application has progressed, how much finance is expected and how the buyer will cover the balance. A preliminary assessment is not the same as final approval or payment.
Clarify the bank’s remaining requirements for both the buyer and the property. Discuss what happens if the lending amount is lower than expected or the process takes longer. Your own deadline may affect whether that uncertainty is manageable.
Treat title transfer and handover separately
The date ownership transfers may differ from the date you leave the home and hand over the keys. Discuss both before accepting the timetable.
An owner moving from Gündoğan may need temporary accommodation if a buyer requires a very early handover. A seller in Yalıkavak using the proceeds for another purchase needs to match the two payment schedules.
If any payment is proposed after title transfer, have the security and recovery arrangements reviewed by your bank and lawyer. A written payment promise is not, by itself, a payment guarantee.

Make a complete counter-offer
Price, included furniture, repairs and handover can all form part of a counter-offer. Ask the agent to communicate the current proposal as one clear set of terms.
As negotiations develop, keep dated versions so that an old handover date is not mistakenly combined with a new price.
Record the agreement before moving on
