The M1 numbered detached villa located in the Aegean Hills Site in the Geriş area of Yalıkavak is available for weekly rental for the summer season of 2027. This two-story 3+1 villa has a net area of 125 m², a gross usage area of 178 m², 3 bedrooms, and a maximum accommodation capacity of 6 people. The villa features a 210 m² private garden and a private pool measuring approximately 3 x 5 meters, providing an independent living space. There is also a communal pool available for the residents of the site.

The upper floor of the villa includes an open kitchen and living room. This floor provides direct access to the site's communal pool. The living room and front balcony offer views of the sea, nature, and sunset. The front balcony has a seating group, while the side balcony features a dining table for 6, a fire pit, and seating around it. The 4-person island in the open kitchen provides additional space for daily meals.

The lower floor is located at pool level and contains three bedrooms. Two of the bedrooms have double beds, while the third bedroom has two single beds. One of the double bed rooms has an en-suite bathroom. The second bathroom/WC is for shared use, and both bathrooms have showers. All three bedrooms have direct access to the private pool area.

The private pool is approximately 3 x 5 meters in size and 160 cm deep. There is no heating system in the pool. The marble area around the pool can be used for sunbathing, while the front section features a grassy garden. A portable barbecue can be used in the private garden and pool area. Since there are no additional safety measures for children around the pool, adult supervision is important during stays with children.

The villa is 1 km from the beach, which can be reached by car in about 4 minutes. Walking access to the beach is not suitable. Yalıkavak center and Yalıkavak Marina are 5 km away, approximately 6 minutes by car; supermarkets and restaurants are 700 meters away, about 6 minutes by car. Due to the sloping terrain of the area, it is also advisable to use a vehicle to reach supermarkets and restaurants. The public transport point is 100 meters away and can be accessed on foot. Bodrum center is 25 km away, approximately 35 minutes by car, and Milas Bodrum Airport is 60 km away, about 60 minutes by car.

Vehicles are parked outside the site. The villa is reached by a walk of about 50 meters and 26 steps from the parking point. There is no elevator, ramp, or alternative step-free access to the villa.

Included in the Price and Additional Fees

The maintenance of the private pool and garden is included in the rental fee. Pool and garden maintenance is done every 2 days.

Electricity and water consumption are not included in the weekly rental fee. Meter readings are taken at check-in and check-out. The difference in consumption is calculated based on current unit prices and deducted from the deposit.

A cleaning fee of 7,000 TL covering the entry cleaning, prepared linens, and towels is collected at check-in in addition to the rental fee.

If interim cleaning is requested during the stay, an additional fee of 7,000 TL will be applied. The interim cleaning service includes linen and towel changes.

The deposit is collected at check-in. After deducting electricity and water consumption and any damage costs at the end of the stay, the remaining amount will be refunded.

Rental Conditions

• A quiet rule is enforced after 23:00.

• 10% of the total rental fee is collected as a prepayment at the time of booking.

• The reservation is confirmed upon payment of the 10% prepayment.

• The remaining rental fee is paid at check-in.

• In case of cancellation, the 10% prepayment made for the reservation is non-refundable.

• Changes to the reservation date can be made if availability allows.
