A realistic asking price starts with evidence from homes buyers would genuinely compare with yours. In Bodrum and Milas, views, access, condition and outdoor space can make a substantial difference, even between properties with the same number of bedrooms.

Base the comparison on verified property records and usage rights. A private garden and a shared outdoor area should not be valued on the same assumption.
Distinguish asking prices from completed sales
An advertised price is what an owner is asking. It does not prove what a buyer has paid. A listing disappearing from a portal is not, on its own, evidence of a completed sale.
- Active listings show the alternatives available to buyers.
- Verified sales can provide stronger evidence of agreed prices and transaction terms.
- Unconfirmed reports may prompt research but should not be treated as established sale data.
For completed transactions, check the source, date and what the price included. Furniture, repairs and different payment terms can affect the comparison. If reliable transaction evidence is limited, make that clear in the assessment.
Choose genuinely comparable homes

Avoid arbitrary rules such as assigning the same percentage uplift to every sea view. Use relevant evidence and explain any judgement where direct comparisons are limited.

Compare like with like. Net internal area and gross area are not interchangeable, and inconsistent definitions can produce misleading figures.
For villas, plot characteristics, views, pools and outdoor rights can be important beyond the internal floor area. A Milas apartment and a detached Yalıkavak villa should not be valued by applying the same square-metre figure.
Broader indices can give market context, but they do not establish the sale price of an individual home. Keep the property-level comparison central.
Choose an asking price within a reasoned range
Ask your agent for a supported range, then agree an asking price consistent with the marketing plan and your sale timetable.
The amount you need for a new home is relevant to your personal decision. It does not determine what a buyer will pay for the existing property. Similarly, renovation costs cannot automatically be added pound for pound, or lira for lira, to the price.
If you are still choosing an estate agent, compare the evidence behind their advice rather than only the highest suggested figure.
Review pricing alongside marketing results
Agree a review routine and monitor meaningful changes. Limited listing views may indicate a visibility or presentation issue. Viewings without offers may reveal concerns about price, layout, condition or terms.

Keep a short pricing file
Record the comparables, dates, sources, area definitions, key differences and recommended range. Keep it current when new evidence appears.
An agent’s marketing price assessment has a different purpose from a formal valuation report prepared for an official process. If you need an independent valuation, clarify its scope and intended use.
Once the price is chosen, calculate your net sale proceeds. When offers arrive, use the same evidence alongside their funding and handover terms rather than looking at the headline figure alone.
