When you agree on the sales conditions for your house in Bodrum or Milas, the title deed application, bank preparation, and collection of the sale price should be handled within the same calendar. Setting the appointment does not mean that the payment preparation is also complete.
The aim is to determine who will do what before the transaction day, how payments will be verified, and which information will be checked before signing.
Check the agreed payment plan one last time
Before moving on to the application preparation, compare the total sale price, any deposit received, and the remaining amount. If there are conditions such as a loan, closing an existing mortgage, or payment on a different date, write these in separate lines.
For example, in the sale of a house in Yalıkavak, there may be a plan where the buyer will use a loan, and the seller will close their existing housing loan. In this case, how the two bank processes and the title deed transaction will be coordinated should be clarified in advance.

Prepare the application through Web Tapu
The sales application can be made through Web Tapu. TKGM states that in this system, in addition to application and document entry, transaction information and notifications can also be tracked.[^1]
Proceed from the official Web Tapu address. Carefully check the property subject to sale, the party information, and the required documents. Determine who will make the application and who will complete it if any documents are missing.
Creating an application in the system does not mean that the sale is completed. Follow the review of the relevant directorate, payment information, and appointment notifications. Do not use an unconfirmed date for bank transactions or for a definite appointment for moving.
During the follow-up of the application, you can share tasks with your consultant; use authorized transaction channels without sharing your personal account logins and verification codes.
Have the appropriate documents and representation authority checked
The required documents may vary depending on the property and the parties' situation. Prepare identification, title deed information, any power of attorney or other representation documents, and the requested insurance and municipal information for the transaction. Check the documents uploaded in the application against the documents required on the signing day according to the directorate's notification.
If the sale will be made with a power of attorney, do not just add the document to the file. Have the signing authority, the scope of the collection of the sale price, and the conditions additionally requested by the bank checked.
For example, the sale of a house owned by a seller living outside the city in Gümüşlük may require different preparations for the transfer of the sale price to the bank account. Authorities and the payment account should be clarified in advance.

Track official expenses and the sale price separately
Title deed fees and other official transaction payments are different items from the sale price that the buyer will pay you. A notification that one has been paid does not indicate that the other has been collected.
Match the accrued official amounts and payment references with the application information. Check current payments through official channels; track the amounts related to the sale price through the bank or the selected payment system.
Prepare the amount to be reported in the title deed in accordance with the actual sale conditions. Compare the expense sharing with the agreement between the parties and keep the payment records separately.
Include the expenses you will incur as a seller in your net amount calculation that you will receive.
Select the method of collecting the sale price before the appointment
Determine the payment method with the buyer and verify its suitability with the relevant bank or payment system. Check the account holder, IBAN, payment amount, transfer limits, and transaction hours.
Payments planned through the bank, loan disbursement, and blocked payment systems may have different processes. Learn at which stage the method to be used provides payment to the seller and what will happen if the transaction is not completed.
TapuTakas is an option that coordinates the transfer of the sale price with title registration. The official operational rules state that the sale price is blocked before the transfer, and when the registration occurs, the amount is sent to the account specified by the seller.[^2]
If you are considering this method, check the party, account, registration, amount, and fee conditions directly on the official site of TapuTakas. Do not settle for a receipt screenshot
Do not accept the receipt, message, or screenshot sent by the buyer as a collection confirmation on its own. Verify the amount that has been transferred to your account according to the selected payment method, the bank's official confirmation, or the blocked status in the system yourself.
Pending transfers, planned payments, blocked amounts, and money that has been transferred to your account are different stages. Clearly learn which one has occurred from the relevant bank or system.
For example, when a "transfer has been made" message is received in the sale of a house in Bitez, it is not sufficient to just check the message. The transaction status must be verified through the official channel of the selected payment method.
If there is a discrepancy in an amount or account information, do not proceed to the signing stage without clarification. Payment assurance should be evaluated according to the method you are using.
Prepare a separate task plan for loan and mortgage transactions
If the buyer is using a loan, learn the stages that the bank wants to be completed, the payment timing, and the portion that the buyer will pay from their own resources. Do not evaluate an unconfirmed schedule from the bank as a definite payment promise.
If the seller has an existing mortgage, clarify the current closure amount, who the payment will be made to, and the cancellation process with the relevant institutions. Track the payment of the loan debt and the removal of the record separately.

Read the property, parties, and amount before signing
Check the owner and buyer information, property description, share subject to sale, and amount in the document to be signed. If there is a part of the document that you do not understand or needs correction, have it explained by the official.
The payment plan must be consistent with the content of the document. If you see a statement indicating that an amount you have not collected has been received, clarify its impact and the process in the selected payment system.
Do not confuse the title transfer with the key delivery dates. For a seller who will vacate their house in Gündoğan on a specific date after the transfer, the delivery plan should also be recorded separately.
Verify the registration and collection separately after the transaction
When the transaction is completed, check the title registration and the payment result. Keep the bank or system records, official payment documents, and signed documents together. If there is a pending payment, proceed through the agreed assurance and follow-up order.
