How to Coordinate Tapu Transfer and Payment in Türkiye

Coordinate the official title transfer and payment, with clear responsibilities for documents, bank checks, mortgage arrangements and verification before signing.

Title transfer and payment need to be planned together. Before your tapu appointment, establish how the purchase money will be handled, what each bank needs and who will confirm that the transaction is ready to proceed.

For a sale in Bodrum or Milas, identify who will prepare each document, confirm each payment and follow up any outstanding item. Review the agreed sale terms before moving to the application.

Complete your title and property record checks before the application, so that ownership, restrictions and representation are addressed in the transaction plan.

Reconcile the price, deposit and balance

Check the total price against any deposit already received and the remaining amount. Record mortgage funding, an existing loan to repay and any payment proposed for another date separately.

A buyer using a mortgage to purchase a Yalıkavak home from an owner with an existing loan may involve two banks. Confirm how those processes will be coordinated with the title transfer.

Prepare the Web Tapu application

A sale application can be submitted through the official Web Tapu portal. Check the property, party details and requested documents carefully, and identify who will respond to any request for further information.

An application is not a completed sale. Follow the registry’s review, fee information and appointment notifications. Use confirmed dates for bank arrangements and distinguish them from your preferred timetable.

Use authorised access rather than sharing personal login details or verification codes.

Check documents and representation

The precise documents depend on the property and parties. Prepare identification, title details, any representation document and the municipal or insurance information requested for your transaction.

If someone will act under a power of attorney, check signing authority, any authority to receive money and the bank’s separate requirements. Match the uploaded documents with what must be presented at the appointment.

Separate official fees from the purchase money

Title transfer fees and registry charges are separate from the price the buyer owes you. Confirmation that an official fee has been paid does not establish that the sale proceeds have been received.

Match official payment references with the application, and verify purchase money through your bank or the selected system. Add your costs to the net proceeds calculation.

Choose and verify the payment arrangements early

Confirm the account holder, IBAN, amount, limits, processing hours and any conditions. Ask when the funds become available to you and what happens if the transfer does not proceed.

TapuTakas coordinates payment with registration. Its operating rules provide for funds to be blocked before the transfer and sent to the seller’s registered account after ownership is registered. Check the official operating rules and confirm suitability for your parties, accounts, mortgage funding or representation arrangements.

In its announcement of 28 September 2026, the Ministry of Trade said the mandatory Safe Payment System start date would be reset to 1 December 2026 through a regulation amendment. Ask your bank to confirm the requirements and available arrangements for your actual sale date.

Verify status rather than relying on a screenshot

A payment instruction, pending transfer, blocked balance and money credited to your account are different stages. Confirm the appropriate status directly through the bank or system.

For example, a ‘transfer sent’ message during a Bitez sale is not enough on its own. Check the amount, destination and actual status. Resolve any discrepancy before proceeding with the signing arrangements.

Give mortgage transactions their own checklist

For the buyer’s loan, confirm remaining approval steps, the expected amount and the contribution from their own funds. Treat an unconfirmed bank timescale as provisional.

For an existing seller’s mortgage, obtain the current repayment figure and establish the process for removing the mortgage record. Debt repayment and removal of the registered charge are separate results to follow up.

  • Parties or representatives attending the confirmed appointment.

Read the documents before signing

Check identity details, the property description, ownership share and price. Ask for an explanation of anything unclear, including wording that appears to acknowledge money you have not yet received. Understand how it relates to the chosen payment system.

Confirm the results and retain the records
