When do you want to sell your house, how do you want to use the sale proceeds, and when do you want to move? By answering these questions before putting your house on the market, you can more easily evaluate offers that suit you.
Before putting your house in Bodrum or Milas up for sale, determine what you want this sale to change in your life. Moving to a new home, relocating to another city, or selling a property you no longer use requires different preparations.
When your goal is clear, you won't evaluate an offer solely based on its price. You will also consider when the payment will be made, when you can deliver the house, and your next steps after the sale.
Determine why you want to sell your house
First, write your reason for selling in one sentence. A clear statement like “I want to move to a smaller house” or “I will finance the budget for my new house with this sale” makes it easier to identify your priorities.
For example, if you have a house in Gümüşlük that you only use for vacations, you may not need to move after the sale. If you are selling your permanent residence in Gündoğan, it is more important that your new living space is ready and that the moving date is set. These examples show that even in the same area, each seller may need a different plan.
If the property has multiple owners, establish a common approach regarding the purpose and timeline of the sale. If one person wants a quick sale while another prefers to wait longer, it is beneficial to discuss this before the advertisement is published.
Set your target date, know your flexibility
Instead of saying, “I want to sell as soon as possible,” write down what stage you want to complete by which date. If you have a deadline due to reasons like a job change, school calendar, or purchasing a new home, share this at the beginning of your sales plan.
Think of the dates separately:
- Listing date: The date when the house will be ready for showing and advertisement.
- Payment and title transfer: The date by which you aim to use the sale price and complete the transfer.
- House delivery: The date when you can vacate the house and hand over the keys.
These are planning goals; it does not mean that the sale will necessarily occur on these dates. Allow time for preparation, finding a buyer, and processing. Also, determine in advance which dates you can be flexible if the schedule changes.
Consider purchasing a new home alongside the sale timeline
If you plan to use the sale proceeds to buy another house, evaluate the payment and delivery conditions of both transactions together.
For example, for a seller planning to sell their house in Yalıkavak and move to a new home in Ortakent, the following questions are important: When will the value of the current house be available? When is the payment for the new house due? Will the current house need to be delivered before moving to the new one?
If the timelines do not overlap, consider temporary accommodation, furniture storage, and additional moving needs in advance. Clarify this connection before committing to a payment obligation for the new purchase based on an unconfirmed sale date.
Write down how you will use the sale proceeds
The listing price and the amount you can use after the sale may not be the same. When determining your goal, consider the net budget you will need after sales expenses.
If you will use this amount for purchasing a new home, moving, or another plan, record how much you need and by what date. A detailed account of expenses is addressed in the main guide's step “Calculate the net amount you will receive.”
Determine which conditions you will prioritize in offers
Your sales goal will serve as a comparison criterion when offers come in. In addition to the price, the payment schedule, the buyer's financing readiness, and the requested delivery date should also align with your plan.
The following examples are prepared to show different needs:
Sales plan Topic to clarify primarily Homeowner selling their summer house in Gümüşlük and living outside the city How the showing, transaction, and delivery organization will be conducted Seller who will buy another house by selling their house in Yalıkavak The date when the sale proceeds will be available and the payment schedule for the new house Family selling their house in Gündoğan and moving The readiness of the new house and the date when the current house will be vacated and deliveredFor example, an offer requesting a quick delivery may incur additional costs if you are not yet ready to move. A longer payment schedule may not align with your new home purchase date. Compare the overall impact of each offer with your own goals.
Prepare a brief plan before going on sale
A one-page note that you can share with your consultant is sufficient:
- Why am I selling the house?
- By what date do I want to complete the sale?
- On which dates can I be flexible?
- What is the net budget I need to use after the sale?
- When can I vacate and deliver the house?
- Is my new home purchase or other payment plan dependent on this sale?
These answers will guide pricing and marketing efforts; they will also help you evaluate your decision consistently when offers come in.
