The Electronic Advertisement Verification System (EİDS) Becomes Mandatory Starting from February 15th
The Electronic Listing Verification System (EİDS), developed to enhance advertisement security in the real estate sector and prevent information pollution, will be mandatory for sale listings across Turkey starting from February 15, 2026.

The Electronic Listing Verification System (EİDS), developed to increase listing security in the real estate sector and prevent information pollution, will be mandatory for property listings across Turkey starting from February 15, 2026.

With this system implemented by the Ministry of Trade, it will be ensured that real estate listings published on digital platforms are in compliance with official records. Thus, the aim is to create a safer market environment for both buyers and advertisers.

What is EİDS and Why is it Being Implemented?

EİDS is a digital control system that allows the verification of real estate listings by matching them with title deed records. Through this system:

  • The prevention of fictitious listings,
  • The reduction of duplicate and fake portfolios,
  • Buyers accessing more accurate information,
  • The market becoming more transparent

is aimed.

The increase in fake listings and misleading information in recent years has made it necessary to implement such a digital verification system.

Transition from Pilot Application to Nationwide Implementation

The EİDS application was initially implemented as a pilot in certain provinces. During this period, the technical infrastructure of the system was tested and user experience was evaluated.

After the completion of the pilot process, the system has been made mandatory for all real estate offices and individual advertisers operating across Turkey starting from February 15.

What Will Change in the Listing Publication Process?

With the new regulation, the process of publishing property listings will become more controlled.

When creating a listing:

  • The property number must be entered into the system,
  • Automatic verification will be conducted through state services,
  • Approval for the listing will not be granted until verification is completed

will be mandatory.

When the verification process is successfully completed, the address information will be automatically filled in by the system, and the listing will be able to go live.

Points Advertisers Should Pay Attention To

When creating a property listing under EİDS, the following points should be particularly noted:

  • The property number must match exactly with the title deed record,
  • Information must be entered completely and accurately,
  • The verification process must be successfully completed,
  • System alerts must be taken into account

Listings that have not completed the verification process will not be published on platforms.
